The tourist accommodation Asklipiou Cube, a modern complex of luxury suites in the heart of Kalamata, was transformed into a model Zero Energy Building (ZEB), through the holistic technical approach of ANDRIANOS and the Energy Saving Tech Force (EOT-EXE).
The complete study, installation, configuration, and adjustment of the electromechanical equipment was carried out with a focus on optimal energy performance, safety, aesthetic harmony with the space, and remote-control capability.
Integrated Technical Installations and Configurations
Cooling & Heating System with CARRIER Heat Pumps and Fan Coils
The installation included the placement and technical configuration of CARRIER 30AWH heat pumps, offering powerful performance and quiet operation. They were adjusted for high-efficiency operation (COP & EER), ensuring thermal energy at a 4:1 ratio compared to the electricity consumed.
Thermal energy is distributed through OLYMPIA SPLENDID Bi2 Smart S1 SM floor fan coils, which were installed precisely in the designated positions, ensuring uniform distribution and full compatibility with the architecture of the space.


Mechanical Ventilation with BLAUBERG Heat Recovery
The installation included 12 autonomous Blauberg ventilation systems with heat recovery, strategically positioned to cover the needs of all areas. Precise air recirculation and air exchange adjustment was carried out, aiming to retain 93% of thermal energy within the space, achieving air quality without thermal losses.




Domestic Hot Water Production (DHW) with Solar Water Heaters
The DHW system was based on 2 closed-circuit solar water heaters, installed on the rooftop. The technical adjustment of the circuit ensured uninterrupted hot water supply even under low solar conditions, with the support of auxiliary electric heating elements.
Water Supply and Drainage Network
EOT-EXE also completed the installation of the accommodation’s water supply and drainage network, with design and implementation that ensure long-term reliability, sanitary safety, and easy maintenance. The water supply system was designed for uniform water delivery to all areas, while the drainage network was implemented with proper slopes, noise-reducing materials, and full watertightness, following pressure tests and proper-operation checks.
Smart Control & Monitoring with SALUS Smart Home

The Smart Home system was installed with the aim of providing complete and remote control of the equipment. The engineers connected the heat pumps, fan coils, lighting, and temperature/leak sensors through smart thermostats and relays.
The configuration allows:
- Automatic activation/deactivation of equipment according to the needs of each room.
- Real-time monitoring via app (mobile/tablet/PC).
- Automatic notification in case of abnormal conditions, e.g. leaks or temperature deviation.
- Expansion with additional automations such as shutters, smoke detection, lighting, etc.
Energy Autonomy with Photovoltaic System
The final step of the project was the installation of a photovoltaic system, which fully covers the consumption of HVAC systems, lighting, and electrical appliances. The connection and configuration of the inverter was carried out to ensure excellent alignment with the accommodation’s energy requirements.

Coordinated Implementation by Specialized Technical Personnel
The successful completion of the project was based on:
- The detailed study and load simulation by the ANDRIANOS technical team.
- The specialized installation and adjustment by EOT-EXE, with emphasis on the precise operation of each system.
- The inspection and readjustment of all automations during final delivery.
