A new model zero-energy tourist unit was completed in Kalamata by the EOT-EXE in collaboration with ANDRIANOS. This innovative project represents a new proposal by the Kalamata Mediterranean Suites & Villas, setting new standards in the creation of modern and luxurious accommodations.
This new unit belongs to the top energy category A+, as a Zero Energy Building (ZEB), achieving zero energy consumption. EOT-EXE undertook the installation of central air conditioning systems (cooling/heating with Heat Pump systems & Fan Coils), innovative autonomous mechanical Ventilation systems with Heat Recovery, domestic hot water supply systems (Hybrid Solar Thermal & Heat Pump DHW systems), as well as water supply and drainage networks.
Evripidou 7 - The building and its project goals
The owners, with many years of experience in the luxury hospitality sector in Kalamata, decided to create a fully energy-autonomous boutique city hotel.
The architectural design of Evripidou 7 – Kalamata Mediterranean Suites was carried out by A&K Architects, while EOT-EXE undertook the implementation of the energy installations, ensuring optimal comfort conditions and maximum energy savings. Construction was completed in July 2023, in just 7 months, with a focus on sustainability, environmental responsibility, and eco-friendly practices.

The original building, constructed in the early 1970s, was never completed. The design of the new seven-story building with 21 suites, inspired by Athenian modernism, retained elements of its original form while incorporating high-quality materials, minimal and functional design, and modern construction practices.
The result is a building that blends perfectly with the urban landscape, offering modern luxury, advanced energy-saving systems, and top-level comfort to its guests.

This project is a benchmark for energy efficiency and sustainable development, showcasing the expertise and innovative solutions of EOT-EXE in the field of zero-energy buildings. The interventions in detail:
Air Conditioning System (Heating & Cooling) with Heat Pumps and Fan Coils
For optimal and energy-efficient heating and cooling of the tourist unit’s spaces, Heat Pumps were installed on all floors of the building. In total, six Heat Pump units ensure the supply of thermal energy to the fan coils, which are installed in all rooms and apartments as well as in common areas.

Hybrid Domestic Hot Water Production System with Solar Thermal & Heat Pumps
The innovative hybrid system ensures domestic hot water production mainly from solar energy, while on days with limited sunshine, operation is supported by heat pumps. For maximum performance, high-efficiency ANDRIANOS AND-SOLAR PREMIUM Plus solar collectors (ηcol=69%) and ultra-efficient ARISTON NUOS TWIN SYS WIFI heat pumps (COP=3.62), energy class A+, were selected.

Ventilation & Exhaust with Heat Recovery
To ensure continuous supply of fresh and clean air without heat losses, advanced ventilation systems with heat recovery from BLAUBERG were installed. An autonomous system with heat recovery efficiency up to 85% was selected, ensuring ideal humidity levels, effective ventilation, and excellent air quality in every room, preventing the entry of pollutants and allergens.

Central and Remote Control with Smart Building System
All building equipment is fully controlled through the modern Smart Building system by SALUS. Smart fan coil thermostats, smart relays and lighting controllers, electricity consumption meters, as well as water temperature sensors and leak detection systems were installed.
With this equipment, full control, monitoring, and automation of electromechanical systems and lighting are achieved. At the same time, building safety is ensured, as the system provides automatic alerts and notifications in case of malfunctions, extreme temperatures (DHW, fan coil supply/return), or hydraulic leaks.

Reduced Water and Energy Consumption through Water Savers
Water savers by NEOPERL were installed on all taps in the building (kitchens, sinks, showers). These devices reduce water flow by mixing water with more air, providing a full, light, and pleasant flow.
Saving hot water, which requires a large amount of energy to heat, leads to a significant reduction in energy consumption for DHW production.
